DEKPOL Deweloper has met its operating targets for 2022 and contracted 341 apartments

DEKPOL Deweloper, the company from the DEKPOL Capital Group conducting its business activities in the property development area, published initial data regarding sales of apartments in 2022. In the discussed period, the property development segment of the Group sold, on the basis of reservation, development and preliminary agreements of 341 apartments comparing to 490 apartments in 2021. In financial result for 2022 will be recognized sales of 380 apartments comparing to 406 apartments in 2021. Estimated value of apartments sold in 2022 amounts to PLN 148 million, while estimated value of sales, which will be recognized in the Group’s financial result for 2022 will amount approx. PLN 187 million. Thus, Dekpol Deweloper achieved its operating goals for 2022.

In 2022, the real-estate market changed significantly due to changes in macroeconomic environment. Despite this, we are satisfied with achieved level of sales and operating goals. “Cash” customers have always been the dominant customer group in our portfolio, and this trend in previous year has, for obvious reasons, deepened even further. Our offer is broad and customized successively to the market changes. Clients willing both, to invest in properties and to protect their capital, are interested in popular standard apartments which can be used for rent, as well as in holiday apartments, treated as a “second home.” We expect that in the medium term, with calming of the macro situation and falling of interest rates, positive sentiment toward the real-estate market will return, and the segment will replenish some of savings currently kept in deposits. Our cautiously optimistic approach to the market situation reflects sales target we have set for the current year. Taking into account all above mentioned factors, and analyzing trends with respect to prices of properties, we maintain broad sales offer. In addition, we expand selectively our bank of land. We continuously analyze real-estate market, because we are known for our ability to identify and capitalize business opportunities on a challenging market – said Sebastian Barandziak, CEO of Dekpol Deweloper.

 

The goal of the property development segment of the DEKPOL Capital Group is to recognize in 2023 of sales revenues in the amount of PLN 308 million, which shall consist in recognizing in financial result of residential premises, apartments, as well as revenues from implementation of investment in PRS formula (Private Rented Sector). The planned goal for 2023 with respect to sales of apartments on the basis of reservation, development and preliminary agreements is 430 units.

 

At the end of December 2022, the offer of Dekpol Deweloper included 667 apartments available for sale.

In recent weeks of the previous year, the offer of Dekpol Deweloper was extended by the following investments:

– Grano Marina Hotel – a building with a total of 130 commercial units, which is a part of the investment „Sol Marina stage I”

– Sol Marina stage II – a complex of 15 apartment buildings with a total of 127 commercial units,

– Lazur Park – residential building (36 residential units), located on Sobieszewska Island,

– Villa Neptun – apartments building (40 commercial units), located on Sobieszewska Island,

– Baltic Line – apartments building (60 commercial units), located on Sobieszewska Island,

– Baltic Porto – apartments building (72 commercial units), located on Sobieszewska Island,

– Osiedle Pastelowe stage IIa – 3 residential buildings (225 residential units), zlokalizowane w Gdańsku,

– Osiedle Pastelowe stage IIb – 2 residential buildings (125 residential units), located in Gdańsk,

– Neo Jasień stage I – 2 residential buildings of a total number of 104 residential units, located in Gdańsk,

– Neo Jasień stage II – 2 residential buildings (98 residential units), located in Gdańsk,

– Trimare stage I – 9 residential buildings (189 residential units), located in Sztutowo,

– Osiedle Kociewskie stage I – 3 residential buildings (121 residential units), located in Rokitki near Tczew,

– Osiedle Kociewskie stage II – 3 residential buildings (129 residential units), located in Rokitki near Tczew.
