Nowa Motława complex to be developed on Wyspa Spichrzów

Dekpol SA has introduced a new project on Wyspa Spichrzów in Gdańsk to its offer. Nowa Motława is a complex of buildings comprising 298 housing units and an aparthotel with 174 condominiums. The architectural design, prepared by the architectural studio of Kozikowski Design, alludes to the historical development of the island, which has a good chance of soon becoming the most fashionable district in the city.

Nowa Motława is the newest Dekpol project to be implemented in Wyspa Spichrzów in Gdańsk, in the prestigious neighbourhood of the city`s largest tourist attractions, including the Crane (Żuraw), the Polish Baltic Philharmonic and ul. Długa. The complex will comprise 298 housing units of between 27 and 74 m2 as well as 174 hotel apartments of between 22 and 41 m2.

“The north-western wing of the complex will feature a hotel with 1- and 2-room apartments sold as condominiums. Meanwhile, the second part of the facility, situated on the Nowa Motława River, will comprise residential buildings, mainly with 2- and 3-room apartments,” says Mariusz Tuchlin, President of the Management Board of Dekpol SA, in relation to the project.

The complex design includes a range of modern amenities. Both the residents and the hotel guests will be able to enjoy a wellness zone covering 453 m2 including an indoor swimming pool of 80 m2 as well as saunas, Jacuzzi and a gym. “We are also conducting talks regarding the development of waterside infrastructure as well as a yacht marine within the project,” says Mariusz Tuchlin.

The aparthotel part will offer 24/7 reception services as well as catering facilities where breakfast will be served. Moreover, smart management systems such as SMART teletechnical and BMS systems will be installed in the hotel apartments.

The architecture of the five connected 8- and 7-storey buildings is inspired by the historical development of the island. The characteristic gable roofs, a facade covered with light cement sheets and wooden window joinery allude to the historic granaries situated in this area.

“Wyspa Spichrzów is going through a renaissance and in the nearest future it stands a chance of becoming one of the most fashionable districts of the city, both as a place to live and work, as well as a place to relax. This is why we are addressing our offer to those looking for safe investments at an attractive location with a profit guarantee,” explains Mariusz Tuchlin.

Apart from neighbouring on the Old Town, a huge attraction of the location of the project is its excellent access to the Airport, the Main Railway Station and the Southern Ring Road. The Nowa Motława complex is situated only 15 minutes from Górki Zachodnie beach and 20 minutes from Ptasi Raj Nature Reserve on Wyspa Sobieszewska.

The hotel apartment purchase offer includes completely finished and furnished apartments, guaranteed rent during the first 5 years amounting to 33% of the net price of the property bought and in subsequent years (6-15) a proportional rent amounting to 50% of revenues from the accommodation services.

Meanwhile, the housing units will be sold as shell or turnkey units. One may also buy a housing unit under the “buy-to-let” system, with an option to sign a rental agreement for 5 years, split the profits with the operator on a 70/30 basis with a guaranteed rate of return on one`s investment (a minimum of 5% annually).

Dekpol SA is the Developer and General Contractor of the Nowa Motława complex. The project will be implemented in two stages. 94 housing units as well as an aparthotel with 174 hotel units will be developed during the first stage. Dekpol has already started selling units and the facility is scheduled to be put into use in January 2017.
