DEKPOL Deweloper sold 93 premises in Q1 2023

DEKPOL Deweloper, a company from the DEKPOL Group operating in the property development sector, has published preliminary information regarding the sale of premises in 1Q 2023.

During the mentioned period, the Group’s property development segment sold 93 premises based on reservation, real-estate development, and preliminary agreements, compared to 70 premises in 1Q 2022. As a result, 108 premises will be recognized in financial results of 1Q 2023, compared to 73 in 1Q 2022.

We are satisfied with the operational results achieved in the first three months of this year. The sale of over 90 premises is in line with our plans for this period. Our offer is broad and continually adapted to changes in the market. We have both premises in the popular standard in various locations and with varying sizes, as well as premises in a higher standard, including holiday apartments, in our portfolio. Of course, the market remains challenging due to high interest rates and inflation, which limit the ability to purchase housing for those who need to take out a loan for this purpose. On the other hand, our portfolio has always been dominated by “cash” clients who want to protect and multiply their capital by investing in properties.

The past few months have shown that the situation on the real-estate market has normalized and the first positive signals from the demand side are beginning to be visible. The government’s announced support programs for borrowers should also provide an additional positive impulse for the housing sector in the medium term. We are monitoring what is happening in the macro environment and legislation to always be well-prepared from the supply side. In this regard, we are also looking at our land bank – we want to make optimal use of the properties we already have, as well as add more plots of land with potential.

“Taking into account all the above factors and analyzing the trends after the first quarter, we remain moderately optimistic, which allows us to maintain the sales goals we have set for ourselves for 2023,” says Sebastian Barandziak, the CEO of Dekpol Deweloper.

The planned target for 2023 for the DEKPOL Group regarding sales of premises based on reservation, real-estate development, and preliminary agreements is 430 units. The goal for the property development segment is to recognize revenues in the amount of PLN 308 million in 2023, consisting of recognition of revenues from sales of residential and apartment estates, as well as income from PRS (Private Rented Sector) investment projects.

At the end of March 2023, Dekpol Deweloper’s offer included 714 premises available for sale.

In 1Q 2023, the Group mainly conducted sales of the following investments:

– Grano Marina Hotel – a building with a total of 130 commercial premises located in Wiślinka near Sobieszewska Island, part of the “Sol Marina stage I” investment,

– Sol Marina stage II – A complex of 15 apartment buildings with a total of 127 commercial premises, located in Wiślinka near Sobieszewska Island,

– Sol Marina stage III – A complex of 16 apartment buildings with a total of 140 commercial premises, located in Wiślinka near Sobieszewska Island,

– Baltic Line – An apartment building with a total of 60 commercial premises, located on Sobieszewska Island,

– Baltic Porto – apartment building with a total number of 72 commercial premises, located on Sobieszewska Island,

– Osiedle Pastelowe stage IIa – three residential buildings with a total of 225 residential units located in Gdańsk,

– Osiedle Pastelowe stage IIb – 2 residential buildings with a total of 125 residential units located in Gdańsk,

– Neo Jasień stage I – 2 residential buildings with a total of 104 apartments, located in Gdańsk,

– Neo Jasień stage II – 2 residential buildings with a total of 98 apartments located in Gdańsk,

– Trimare stage I – 9 residential buildings with a total of 189 residential units located in Sztutowo,

– Osiedle Kociewskie stage II – Three residential buildings with a total of 129 residential units, located in Rokitki near Tczew.
