Condo hotels of Dekpol with high rates of return
The latest investment of Dekpol S.A., one of the leading developers in Northern Poland, can bring investors a 12% rate of return. The Grano Hotel, which is being built on Wyspa Spichrzów, will operate in a condo system that provides great benefits. Due to the attractive location of the Grano Hotel, the buyers of premises can also count on a double profit – the one obtained from renting and from the appreciation of the real property in time.
Wyspa Spichrzów is one of the most representative parts of the Tri-City. The restored historic district of the city is vibrant with life all year round and enraptures travelers from all over the world. In the Grano Hotel there will be available for rent 136 comfortable rooms with an area from 21 to 47 m2. Each of them will have a high standard of finishing, which will meet even the most demanding expectations. The hotel will also be enriched with a comprehensive infrastructure including a modern conference room, a restaurant serving delicious cuisine and a prestigious SPA and Wellness zone with a swimming pool and saunas. The facility will also be equipped with a number of technological facilities, including intelligent multimedia.
The developer offers to buyers a safe and proven business model that guarantees a minimum rate of return of 5% per annum for 15 years. As a result, after this period, a minimum of 75% of the capital invested will be returned to the customer. The purchased rooms will be managed by a qualified hotel operator, who will ensure an appropriate level of occupancy in the facility. Thanks to the comprehensive service, the owner of a room does not have to engage in hotel activities and rent a room. Buying a place in the Hotel Grano is also associated with a number of additional benefits. Buyers have the right to use hotel rooms for private purposes for 14 days a year, as part of the so-called “Owner stays”.
The assumed rate of return may amount to 8.5% * per annum, but compared to other condo investments made by Dekpol, the owners of the premises can achieve even higher profits. In one of the already functioning facilities in the third quarter of this year, investors have achieved a rate of return of up to 12% **.
As part of the complex, Grano Residence is also being built – a luxurious apartment building where it is possible to buy premises for private or rental purposes. Also in this case Dekpol S.A. developed a convenient system of settlements and profit sharing, the advantage of which is the lack of investor’s current involvement in rent.
Putting the investment into use is planned for the second quarter of 2020. The facility is very popular – nearly 70% of the rooms offered have been sold.
* Calculations regarding the annual rate of return from the net investment price of 8.5% are purely advertising and demonstrative and do not constitute an offer within the meaning of aricle 66 of the Civil Code. The calculations were based on the following assumptions: the rental price for the flat 315 PLN net per night and 73% occupancy per annum (i.e. 255 days) assuming the catalog value of all premises at the level of 64.702.000 PLN. Calculations may differ from actual parameters resulting from contracts.
** The annual rate of return was established on the basis of the product of the number 4 and the quarterly value of return in the third quarter of 2018. The quarterly value of the return is the share of the product: (a) 50% rate and (b) the total net income of the operator in the quarter for the supply of hotel services (Pnun ), less the quarterly cost of card handling (Kokp), with which these services were paid, in relation to the net value of the investment, i.e. the sum of the net purchase prices of all premises (Cnwl) in the facility, which in the given quarter were subject to lease contracts. In the indicated period, the ratios were: Pnun – PLN 3.794.980; Kokp – PLN 83.765; Cnwl – PLN 61.457.683,60. Investors participate in the division of the obtained amount according to the share of the purchase price of their premises in relation to the net value of the investment (Cnwl)
