Condo system in Aparthotel Number One guarantees 75% of return on investment
Dekpol decided on final name of Aparthotel built within Nowa Motława complex on Wyspa Spichrzów (Granary Island) in Gdańsk. Modern facility with apartments sold in condo system will operate as Aparthotel Number One. At the same time developer has extended to 15 years the period of guaranteed return on investment, which means, that buyers are guaranteed with minimum profit of 75%.
Aparthotel Number One is part of the most recent investments of company Dekpol S.A., carried out on Wyspa Spichrzów (Granary Island) in Gdańsk on Motława River-side. Facility, which has been designed by KD Kozikowski Design studio, will offer 174 apartments sold in a condo system. There are 1- and 2-room apartments available in sale ranging from 22 to 42 square meters sold with full trim and equipment, including such intelligent management systems like BMS and Smart TV.
The offer is addressed to people willing securely invest in real estate sector, which brings very competitive rates of return. Investors, who will become owners of condo apartments will regularly (on a quarterly basis) receive profit on capital invested. 50% of revenues generated by hotel from accommodation services will be allocated on this purpose and divided in proportion to each apartment. At the same time investor receives revenue guarantee, annually not less than 5% of capital invested over the next 15 years. It means, that at that time, investors get return of at least 75% of net investment. In addition, hotel operator incurs costs of maintenance and reparation of equipment of hotel apartments, making investment a convenient, maintenance-free business.
“We decided to extend to 15 years the period, during which the return is guaranteed on net price on the level of 5% annually, because we are sure, that the acquisition of condo apartment in Aparthotel Number One will be profitable investment ensuring in reality even higher yield for investor” – says Mariusz Tuchlin, CEO of Dekpol S.A.
Gdańsk is visited yearly by millions of tourists traveling both for recreational as well as business purposes. City is being visited by around half a million of people coming as participants on over 6 000 business meetings held here annually. The capital city of Pomeranian Province hosts to over 100 regular cultural and sporting events of international importance. In total, each year it is observed approx. 10% increase in number of visitors of Gdańsk, including the growing number of tourists from abroad.
“Our investment offers everything what is important for contemporary tourist, choosing place to stay while traveling: central location in the neighborhood of major tourist attractions, including Ulica Długa (Długa Street) with Fontanna Neptuna (Fountain of Neptune), and Żuraw (Crane); spa zone with pool, sauna, jacuzzi and gym, which can be used regardless of the season, reception desk with 24-hour room service and catering facilities. We also carry out discussions on extension of waterfront and construction of yacht marina at the investment, which will increase the value of the object”- says Mariusz Tuchlin.

Taking into account competitive price for accommodation as per heart of Gdansk at the level of net 265 PLN, buyer of condo apartment in Aparthotel Number One can count on up to 8.7% annual rate of return on net price investment “- says Mariusz Tuchlin, CEO of Dekpol S.A.
Hand-over of property to use is scheduled for January 2017. Dekpol, listed on Warsaw Stock Exchange is real-estate developer and general contracting services provider.
Aparthotel Number One is not the first hotel investment completed by Dekpol. Company has in its portfolio Hotel Almond in Gdańsk and Hotel nad Wisłą near Tczew. As general contractor Dekpol built such objects as: Hotel Aubrecht in Pokrzywnica, Mercure Hotel Sepia in Bydgoszcz and Hotel Plaza in Warsaw.
