Aparthotel bonanza!

Web portal Propertynews.pl highlights, that aparthotels are growing in our country like mushrooms after rain. This year, Dekpol S.A. completed Hotel Number One and soon, in sales offer will be presented the new investment called Grano Residence. As one of the leaders on apartments market of a condo type we are setting trends. Success of our Company causes, that to the number of firms specialized in construction and management of aparthotel objects join a lot of new real-estate developers, which were up to now focused exclusively on residential properties.

Hotel Number One, as a part of Nowa Motława complex – since few months has been set in the spotlight of investors, which look for the ways on securing of capital investment or on fixed profit. Aparthotel bonanza goes on especially at the seaside and exactly in those places real-estate developers aims to perform the majority of investments. Attention is also drawn on a high quality, because investors realize, that once they invest in flats furnished in a hotel standard, its potential rate of return might be positively higher.

In the opinion of experts, development of aparthotel market in Poland is the outcome of two the most important questions. – In the first place, the development of demand for hotel services in the most important cities in Poland, and secondly, development of regulations resulting from specific land use plan, which provides other than residential project functions for those places – clears up Marta Abratowska-Janiec, Senior Consultant CBRE Hotels. – In addition, from investors point of view, important is also diversification of the business risk.

Diversified portfolio is not the only the aim of property developers entering the new market. Large number of aparthotel projects is developed in Poland on the basis of sales formula consisting in sales of single room units (so called condo) to individual investors, which is the model similar to residential project. – It enables acquisition of funds for financing of aparthotel before it will de facto be build – says CBRE expert.

As far as the trend will be kept, in coming year we may deal with a number of new investments connecting both, residential and aparthotel functions or which will be focused exclusively on projects for further rental. In a favor of aparthotels influences the fact, that there are more and more professional operators in this line of business, which would like to do the hotel business on behalf of property developers. – more often observed on the market are lease formula agreements with hotel operators, which partially take off from property developers an engagement in conducting business on the daily basis and compensate it through the payment of a fixed lease rent – explains Marta Abratowska-Janiec.
