Hotel Grano offers investors 5 times higher profit comparing to deposit investments
Hotel Grano is the new object on the investment map of Gdańsk, which offers sales of apartments in a condo system. Undertaking business model consists of a simple assumption – growth of capital at the smallest commitment of purchasing persons. Such a solution guarantees at least 5% of net price return on investment annually and cumulatively minimum 75% of return on investment during the first 15 years of object functioning.
Hotel Grano, as well as apartment house Grano Residence create modern complex, which is under construction right in the heart of the city and its historic base, on Granary Island. The chosen location is not the case of accident – this scenic part of Gdańsk is not only very popular touristic destination, but also perfectly connected part of the city with other city districts. In recent years, the Tricity magnetizes more and more visitors, which positively influences profitableness of performed investments.

The architecture of the building relates to the old urban development of Gdańsk, and its solid was inspired by historic granaries, former identification feature of this region. At the same time, the object has been furnished with very modern technological solutions, and architects took care about the original character and functionality of hotel interiors. On which bases the attractiveness of the proposed by Dekpol solution? The main assumption is to guarantee a high return on investment at the smallest commitment of purchasing persons. The business model of the hotel assumes revenues in a system 50%/50% – even a half of revenues from accommodation services offered by the whole object is handed to investors. Lucrativeness of the undertaking is additionally secured by long-term lease agreement, and the fact of cooperation with experienced hotel operator is the guarantee of professionally performed services and complex assistance.
Hotel Grano is not the first such investment of the Company Dekpol – the success of a constructed in 2017 Hotel Number One demonstrates, that investments in hotels in condo system are of very interesting to customers and may generate high revenue from capital invested. In case of Grano Hotel the minimal guaranteed revenue from investment amounts 5% annually, but the sample of the Hotel Number One shows, that the average annual revenue from net price of the investment may reach up to 8,5%. Lease agreement shall last 15 years – during that period the owner of the hotel apartment may regain at least 75% of the capital invested. In addition, purchasing persons may also gain not only the profit from lease, but also to expect an increase of the value of the property in due course. Undoubtedly, such a type of investment provides higher grade of profit than traditional forms of capital management – it is also estimated, that this might be the guarantee of 5 times higher profit than any other deposit investment.
Huge advantage of such solution is also low costs to be covered by investor – fitting of hotel apartments has been included in price, and the hotel operator covers administrative and utilization costs, ensuring a complex service of the object and rental of apartment. In addition, purchaser of apartment gets possibility of living in there during 14 days a year, thus has a chance to spend a holiday or take advantage of it during business trips. In remaining days during a year, apartment shall be occupied by hotel guests and shall bring cash profit. Hand over for use of the investment has been scheduled for the second quarter 2020.

Purchaser of condo apartment in Hotel Grano in Gdańsk may get a rate of return on the level of even 8,5% annually. The above calculations are of advertising and demonstrative character only and cannot be read as the offer in the meaning of article 66 of Civil Code.
